This is just a list of suggestions, and they may not be appropriate for you but it may give you some ideas, and it will help me serve you better if I know the answers. Piper’s is a premier a golfing and boating community with a great lifestyle and tremendous social events. Do you (includes family members throughout this article) play golf or want to play golf on a regular basis (meaning at least 3 rounds per week), or want to moor your boat in the Marina, or do you want the Social lifestyle of a private Country Club?  If not, Piper’s may not be the best choice for you because there is only one level of membership in Piper’s, so all owners support all the amenities.


Are you looking for a home in the next few months or so or is it more of a long-term goal?

Time at Piper’s:
 Part-time or full-time resident. Do you plan to retire to Florida in the future?

Association Dues:

Understand the Association dues on the various types of homes and what is covered in those dues. The cost appears to be expensive, but a lot of normal homeowner expenses are covered in those dues. See the current breakout and analysis of the HOA dues of Piper’s. They are a bit confusing so do not hesitate to ask me to go over them with you.

Price Range:

Determine the price range of the home you would want. Remember that there are a $10,000 Non-Refundable Application contribution and a $65,000 Refundable Equity contribution which you get back when you sell your home. The Equity amounts cannot be financed or pledged in any way.


What is your preference in a home? One that is lower priced that will need renovations and updating or a home that is move-in ready and priced to reflect that condition?

Style of home:

There are six basic styles of homes in Piper’s. Condo’s, Cottages, Villas, Mediterranean Villas, Golf homes (4-floor plans) or Custom. Determine the right style for you. See the floorplans and details.


Which ones do you prefer? Lake, Golf Course, Woods/Preserve, or River/Marina.

Property Search:

I can set up you up to see all the homes in Piper’s currently on the market. You can see the description and view the photos. You also can set it up to be alerted anytime there is a change on any of those properties. You can unsubscribe at any time.

Open Houses:

Sometimes there are Open Houses on Sundays between 1 pm and 3 pm. This a good time to see some homes. Ask me which homes are scheduled and let me know if you want to go to them. If for some reason I am not with you please mark on their sign-in sheet that you are utilizing my services. That prevents any complications later on with the listing agent.

Schedule a Tour:

Determine 3-5 homes that interest you the most and let me know which ones. Give me a couple of dates and times that you will be available. Please note that it can take a day or more to set up these appointments.
